Led by a Oxley Holdings joint venture consortium, what was the land price paid by the developer in this highly successful collective sale?

The developer secured this site under a collective sale deal worth $499 million in July 2017. As the site’s lease only had a remaining of 69 years left, the developer paid an additional $195 million in estimated charges to top up the lease and to intensify the land use. This means the final land cost of the developer works out to be around $835psf ppr (per plot ratio).

Former xxx En-Bloc

This was an en-bloc that made huge waves in the market. Joint developers MCL Land and Yanlord Land successfully acquired the former Freehold Tulip Garden in what was the second biggest collective sale in 2018.

Zoned for residential use, the former Tulip Garden comprised of 162 maisonette apartments and two shop units across five blocks. With each residential owner receiving between $4.3 million to $7.6 million, the developer clinched the deal at $906.9 million, a price that was 20.4 percent higher than the $753 million reserve price set by the ex-owners of Tulip Garden.
