Land Price – $630 psf ppr
Qingjian Realty successfully purchased the former Phoenix Heights at $42.6 million in July 2019. This works out to be an en-bloc land rate of $630 psf ppr.
Phoenix Heights was a row of 24 low-rise 3 storey residential apartments with 12 shop houses.
In order to increase the land parcel for The Arden’s development, the developer also went ahead to purchase another three land parcels adjoining the site, which will also add into the land cost of the developer.
